Why Bulgaria

The Cost of Assets in Bulgaria

Farmland sold for an average of €8,426 a hectare in 2025, a fraction of the price in Western Europe. Prices fell slightly that year, as did rents.1

For industrial and logistics projects, development-ready plots near Sofia are scarce, and Colliers expects land prices there to keep rising. That is pushing investors towards regional cities and the industrial zones, where the state and municipalities offer serviced plots.4

Citizens and companies of the EU and EEA can buy land in Bulgaria. Buyers from other countries usually hold land through a Bulgarian company.8
