Agency ALESTA-M was established to meet the increased interest of foreigners in making investments in the Republic of Bulgaria through purchase of real estates and business development. Our team avails with managers and lawyers with many-year experience in the provision of administrative, legal and business services to foreigners, therefore we are in the position to settle all their issues and problems occurred on the territory of the country. The company is legally functioning and all the applicants, willing to avail themselves of its services are offered to sign a contract. Under this contact the company undertakes to effect all the legally regulated judicial actions and the required factual actions, included in the scope of its mediation activity.

Our scope of operations includes the following basic services:

* Purchase and sale of real estates in the Republic of Bulgaria. We offer attractive estates for sale included in our database or through cooperation with all Bulgarian real estate agencies. And it is the fact that we commit and undertake the responsibility to ensure a legal purchase through preliminary verification of estate ownership, execution of preliminary agreements to defend the interests of our clients and performance of deal-related formalities to distinct us. We also offer participation in purchased estate management at client’s request.

* Settlement of issues related to passport and visa difficulties and residence of foreigners in the country. A foreigner needs a visa for residence in the Republic of Bulgaria to efficiently manage an estate purchased in the country, and we have the knowledge and competence to render proper assistance.

* Long-term residence of foreigners in the Republic of Bulgaria.

* Preparation of “D” Visa documents.

* Company registration. It is required for land purchase as the Bulgarian Constitution provides no land purchase right to foreigners. In such case a foreigner registers a sole-owner limited liability company which is a local legal entity entitled to purchase land.

* Obtaining of a permanent residence permit through investing of large amounts of over USD 500,000.

* Ensuring of legal real estate purchase through ascertainment of any ownership burdens such as registered mortgage, interdiction, pledge, etc.

* Legal defense of foreigners in penal and administrative procedures related to refusal of residence permits, imposed forfeits, etc.
