The seaside resort market

  • Price levels: quality apartments in well-maintained complexes in Sunny Beach, Nessebar and Sveti Vlas cost about €1,200 to €2,000 per m², and premium homes more; Sozopol averages €1,500 to €1,600.
  • Sales: first-quarter 2026 sales in Bulgaria were about 15% lower than a year earlier, and up to 30% lower in Nessebar and Balchik.
  • Demand: one-bedroom apartments in well-kept complexes with a pool, low or no maintenance fees and year-round use sell best; larger apartments are sought less.
  • The complex matters: the specific building is often more important than the resort, and poorly maintained buildings lose buyers even at lower prices.

Maintenance fees

In gated complexes run by a management company, fees typically run €8 to €15 per m² a year before VAT, and buyers increasingly compare them before the price.3,2

Ask for the management contract, what it covers and the record of unpaid fees in the building before you sign.2

Renting to tourists

  • Registration: an apartment let to tourists is a guest apartment under the Tourism Act and is registered with the mayor of the municipality before the first guest, for €10.23 per bed.
  • Listing number: since 20 May 2026, every short-term rental listing in the EU carries a registration number.
  • Guests and tourist tax: every arrival is entered in the national tourism information system, and a municipal tax is due on each night.
  • Through the complex: if you lease the apartment to a management company that lets it, the operator owes the tourist tax.
