The mountain resort market

  • Price levels: Bansko, Pamporovo and other mountain resorts average €900 to €1,200–1,300 per m², against €1,600 to €2,000 in Borovets; well-located homes with rental potential sell for clearly more.
  • Demand: buyers now weigh real rental income, maintenance costs and occupancy rather than buying on emotion, and look for homes usable all year.
  • Sales: transactions in Bulgaria were about 15% lower in the first quarter of 2026 than a year earlier, and selling takes longer in the mass segment.

Maintenance fees

Complexes with a pool and spa often charge €12 to €18 per m² a year, so a 60 m² apartment can cost over €1,000 a year whether or not it is used; in ordinary town buildings the fee is often under €4 to €5 per m².3

Management fees and repair costs are rising, and many buyers now look for buildings with low or no maintenance fee and a predictable management structure. Ask for the management contract, the fee history and any unpaid fees before you sign.2

Renting to skiers and tourists

  • Registration: an apartment let to tourists is a guest apartment under the Tourism Act and is registered with the mayor of the municipality before the first guest, for €10.23 per bed.
  • Listing number: since 20 May 2026, every short-term rental listing in the EU carries a registration number.
  • Guests and tourist tax: every arrival is entered in the national tourism information system, and a municipal tax is due on each night.
  • Long-term lets: an ordinary residential tenancy is outside the Tourism Act.
